If you got the time,
contamination may not be a deal breaker. Sometimes the
contamination is so minor that it can be easily cleaned to meet the
state's regulations. Only an additional week or so may be needed
to clear the record.
A Phase II investigation includes the sampling of soil or water to
determine if it is contaminated. For example, if a heating oil
tank was on site and is no longer used, the tank should be removed, and
soil/water samples be collected to determine if the tank leaked.
If no contamination is detected, no further action is required and the
transaction continue.
